The Woolworth Estate

The Woolworth Estate

3957 Lower River Road - Youngstown

Jane and Michael Perry have a passion for purchasing older homes and putting their blood, sweat and tears into making them “new” again.

In 2012, the family moved to this gracious Victorian Estate, originally built in 1890, and owned by the famous Woolworth family who owned F. W. Woolworth Company that operated "Five-and-Dimes" stores.

Unfortunately, it had been neglected over time and needed a lot of TLC.  They got right to work restoring it back to its original charm and character.

The home boasts 6 bedrooms, 4 ½ baths, and over 4500 square feet of abundant living space.   On both floors, they repaired all ceilings and walls, as well as stripped and refinished the original hard wood floors.   The crown molding was added, and all lights were replaced.  The kitchen was completely gutted and now features new tile flooring, cabinets, and appliances, including a gas stove that was converted from electric.

The work didn’t stop just inside.  The Perry’s also stripped the exterior paint to its bare wood, and primed and painted.  In addition to the roof being replaced, all windows were restored and removed, stripped, primed and painted.  The porches were restored allowing for the family to enjoy beautiful sunsets on the Niagara River in the front, and a view of the pool and property in the back.

Jane tastefully decorated the home to reflect it’s historic feel, but with added personal character.  An artist was commissioned to create the beautiful family dining rustic barn table made from reclaimed wood, in addition to the gorgeous light fixture that accompanies the furniture piece.

Local Artist, Kyle-Lynn Tuttle teamed up with Cat Ball, of Landscape Designs by Cat, to create the beautiful tablescapes and enhanced living areas you see today.  They chose an “Americana” theme, to go along with the natural charm of the home.

Cat hand built the beautifully designed hanging flower boxes filled with coordinating floral that adorn the front porch, adding some color without taking away the beauty of its natural setting. They also created a fun and inviting outdoor dining space of red, white and blue with vintage accents to continue their theme, without compromising the integrity of the space.

Moving inside you will want to be sure to check out the “Harry Potter” bathroom that hides under the staircase before venturing into the dining room to view the simple, yet modern creation for the table.  Kyle-Lynn didn’t want to take away from the tables beautiful presence, so she chose pieces to enhance it’s character.  Cat complimented the design with hanging glass succulent orbs.  (Don’t miss out on your chance to own one of these beautiful succulent terrariums.  She will be set up at the vendor show down at the Barton Hill).  The bar area features beautifully refinished cabinetry, and is complimented with vintage style accessories.

The galley-style kitchen maximizes efficiency and storage space with its new design.  Don’t be fooled by the flooring, it is tile made to look like rustic wood, which is the perfect contrast to the clean looking white cabinets and subway tile backsplash.

As you venture outdoors, enjoy the flagstone firepit area designed by Cat for those perfect summer nights. Or, take a peek at the fun pool area set for a fun "4th of July" party.

This property is currently available for purchase.  If you are interested, please contact Jodi Collins of Great Lakes Real Estate to set up your very own personal tour.

The Eagles Nest

The Eagles Nest

458 Tryon Drive - Lewiston

This home is located right outside of the Village of Lewiston, within walking distance to Center Street retail establishments and delicious restaurants, as well as a short bike ride to both Kiwanis Park and the Lower Niagara River.  Homes in this particular neighborhood were built in the 1950s and mostly resemble the practicality of one-story living.  The Eagles Nest though, recently went through a complete transformation that is sure to leave you thinking you just visited a new build.

Stephanie and Zach Casale, of Eagle Eye Properties, LLC., purchased this fixer-upper in 2013 and worked together as a couple to renovate the property into the modern-rustic split level home it is today for their growing family.  Stephanie took the lead in designing the space and chose everything from layout, to paint colors, tile placement and more for the kitchen, bathrooms, bedrooms and more.  She even repurposed every day items to create artistic focal pieces in the home.  Be sure to check out the collage of wooden frames that were left behind by the previous owner who happened to be an artist that now compliment a wall in the family room, or the handmade wooden light fixture that enhances the dining area complete with recycled wine bottles.

Stephanie and Zach recognize that no room is quite as multifunctional as the kitchen. The hub of the home, this space has evolved from a strictly utilitarian unit into a versatile room to prepare food, entertain guests and share meals.  They were very conscientious of their needs to add storage space and functional areas for their family alongside the far wall of the kitchen, including an inviting window seat where their children could sit and read or color while mom was preparing dinner each night.   The entire room resembles a clean, modern and pleasing view to the eye.

Make sure while on your tour of this home that you stop to see the “Before” boards that will give you a more complete picture of the amount of work that was put into this remodel and redesign.

Work continued outside the home with new siding and stonework to update and compliment the look and feel of what was going on in the interior space.  Ventry Concrete created a modern outdoor living concept for the family to enjoy with an aggregate concrete back patio.  Zach sustained the “rustic” vibe with an Amish style storage shed to hold pretty much any lawn tool you can think of.  Feel free to take a closer look to appreciate the quality and design.

Eagle Eye Properties, LLC., has multiple projects in the works.  A new upscale 3- unit rental property on River Road is being rehabbed by the couple and will soon be available for occupancy, along with another single family home in Lewiston.  Be sure to visit their Facebook page to see more of what this modern day “HGTV Fixer Upper “ team is doing.

Featured designer, Theresa Lorenti, is using the clean lines and modern purity of Scandinavian furnishings, coupled by 1960's pop art influence in geometric shapes and patterns, along with vibrant colors in textiles throughout the home. Theresa is a supporter of the arts and it is very important to have original artwork in a home to her.  With that being said, she follows rules of feng shui in her space planning. It is believed that one should have artwork on walls of the energy you want in your home. Theresa's chosen artwork will reflect the youthful spirit of this lovely family.  The “Joan Miro” inspired piece was done by children attending art camp at the Castellani Art Museum.  She also feels music in a home is essential. It generates creative flow, harmony and generally happy people. So as a real treat we will be honored with the presence in the Casale home with the amazing Musician Jamie Holka, doing what he is great at... Playing some tunes for the attendees from noon to 2 pm both days.

The Domestic Diva

The Domestic Diva

588 Briarwood Lane - Lewiston

The Domestic Diva sits in the private neighborhood of Park Forest Estates in the Village of Lewiston.  This residence is in the perfect location for any family as it is a close distance to Center Street excitement, as well as around the corner from Kiwanis Park.   Many families have resided here for years to watch their children grow.

When visiting this home, you will see that the 2,700 square foot 4 bedroom, 3.5 baths dwelling just went through a full renovation with Kinetic Kitchen & Bath.   Hardwood floors were installed in the first floor, along with a new half bath and a full bath in the first floor master suite.  The kitchen was completed remodeled to reflect the homeowners’ style with dark brownish-grey cabinetry and hues of blue throughout.

Amenities such as a center island were added to create more counter space for meal preparation, along with a wine refrigerator and bar.  The electric outlets even include USB options for all of our modern-day technology needs that a growing family utilizes.  A custom pantry was created to maximize storage space, and the quartz countertops were installed and reflect two different textures.  Along the perimeter, you will find a honed matte finish where the island features a high gloss.

The formal living room was converted into a casual dining area to better accommodate the family’s lifestyle.  In keeping that in mind, the designer went a more creative route “outside the box” for her tablescape.  Instead of using a fabric runner on the buffet, she opted for moss, utilizing natural elements. A bird theme with pops of color is arranged on the dining table to complement the custom Polly King portraits of the homeowner and her parents.

Check out the art on display from local artist, Kimberly Williams of Lewiston, showcasing “Key West” style birds and nature scenes.

The outdoor living space is a real retreat for this family.   Off of the first floor master suite you will find an adorable breakfast nook, perfect for sipping on your morning coffee or tea while enjoying the view of the private pool.   The designer teamed up with Wishes Executed, an event planning company, to create a “Ladies Tea” party.

A-1 Landscape manicured this property to showcase the beauty of its natural

setting.

"Future Days" Homestead

"Future Days" Homestead

408 Morgan Drive - Lewiston

The “Future Days” Homestead is owned by Dr. Jude & Allison Violante.  As soon as you enter into the home, you can feel (and hear) the affection they have for the band Pearl Jam.  Artistic posters from concerts they’ve attended decorate the walls above the mantle piece and in the kitchen.

This 1,900 square foot home features a newly renovated kitchen space that is more suiting to their growing family of 5.  Kinetic Kitchen & Bath redesigned the entire space, taking down walls and moving doors to accommodate their needs.  Make sure to take a moment to see the “Before” photos to appreciate the hard labor that was put into making this area what it is today.

The kitchen color is even called “pearl gray”, just by coincidence, and creates a soothing and calming environment.  A breakfast bar was installed along with additional storage space above the wine fridge, easily accessible when entertaining guests.

Designers Jillian Antecki & Ann White teamed up with Dianne’s Floral to create the playful and musically inspired tablescapes that you find in both the kitchen and backyard patio areas.  Take note of the bands memorabilia that has been incorporated to give that added touch.

You can’t miss the beautiful deck area, which creates the perfect setting for relaxing while watching the children play on their swing set or enjoy roasting marshmallows at the fire pit.

The Rice Residence

The Rice Residence

636 Mountain View Drive - Lewiston

Built in 1929, Robert Rice Jr., a prominent local attorney and Chairman of the Niagara Falls Republican Committee, built this 7-bedroom home that sits on the prestigious Mountain View Drive for his family.

The home features 5,200 square feet of living space, including a large, open kitchen that was renovated out of what once was the garage.  It sits directly next to the small, original kitchen that had daily meals prepared for the Rice family and now boasts a wine and coffee bar, as well as storage for items not used on an everyday basis.     In the hallway outside of the original kitchen, you will be able to view an original radiator with shelves that used to warm plates or even pies.

While in this area, be sure to stop and view the high fashion, newly transformed buffet, by Adornment out of Cheektowaga.   This piece was created specifically for the homeowners for this tour and will now sit as the perfect accent piece in the space.

In 2007, right after the current homeowners moved in, a 100 year-old tree from the backyard fell onto the house, crushing its backside and destroying the garage.   Kinetic Kitchen & Bath came in and built, what is now, the upscale mudroom and entrance area, second story in-law quarters and 3-car garage.

Julie DeAngelo, of Bridge Interiors, took the perfect marriage of the homeowners love for Mackenzie-Childs to create the classic black and white theme you see throughout.  She worked with the homeowners to recover the mudroom window seat area, as well as find the perfect foyer table that now greets the family when they come home every day.

In the kitchen, Julie utilized the Mackenzie-Childs flatware to display an inviting table setting that complement the cream cabinets and dark hardwood floors.

She continued outdoors to create the gorgeous living space, complete with a dining area featuring a custom made hearth and hanging chandelier.  The homeowner has a green thumb, which is very obvious by looking at the beautiful landscape, and can now be enjoyed for many months on their patio.
